Maximise kerb appeal
Did you know that most buyers make up their minds in the first few minutes of arriving at a property? A well-maintained front garden, pathways, driveways, fences and a nicely painted frontage are so important to give a great first impression to a potential buyer. Prioritise tidying up the exterior of your home to enhance its kerb appeal and value.

Tidy and declutter inside
Put items into storage, sell, give away or bin. Also think about the size of your furniture, is it using up too much space and making the room feel small. Make the most of the space you have and let people imagine how it could work for them by making the best use of the space in each room, even if this means replacing furniture. The furniture doesn’t have to be too generic, showing some personality can help a buyer to imagine what would work in the space.

A fresh lick of paint
Giving your walls a fresh lick of neutral paint will make your home seem lighter. It also gives a potential buyer the flexibility to imagine how they would adapt the rooms to their needs and tastes. Look at making repairs to broken door knobs, filing in holes in walls, fixing cracked tiles, torn carpets. This allows a buyer to move in without having to think about changes immediately. Give the property a deep clean indoors and outside, a polished finish will be appealing to a buyer.

Light and Airy
Consider putting mirrors up, especially in smaller rooms or hallways to add light and give the illusion of space. Keep windows clean inside and out, and replace any broken light bulbs so all lights can be in use for a viewing. Ensure that you have lamps on in any dark corners. Making the place feel light and airy makes rooms feel bigger and the property more attractive.

Update the kitchen and consider conversions
Did you know that the kitchen is the most valuable room? It is worth the most per square foot and can make the difference when buyers are unsure. Look to update or reface the cabinetry, investing in counter tops and even decluttering/tidying surfaces. Small touches such a fruit bowl can make the area more welcoming.

You may not have considered converting your house before you sell, however if you have the spare cash, investing in adapting the garage into extra rooms, or going up into the loft can be a massive investment and add value to your property for the sale of the house. If you don’t have enough spare cash to make the conversion, consider getting planning permission anyway as this will show the buyer the potential of the house.
