East Kent Property Market Update – November 2026
More Choice for Buyers, but Getting the Asking Price Right Has Never Been More Important
November 2026 | Guildcrest Estates
As we move into the final two months of 2026, the East Kent property market continues to offer opportunities for both buyers and sellers, although the latest figures suggest a more cautious approach to moving home.
With more properties available, buyers are taking their time, comparing homes carefully and paying closer attention to asking prices. Higher mortgage rates are also influencing affordability, making realistic pricing and good presentation increasingly important for sellers.
Across Thanet, Canterbury, Deal, Dover, Folkestone, Whitstable, Herne Bay and the surrounding villages, the market remains varied. Coastal homes, countryside properties, traditional family houses and town-centre apartments are all experiencing slightly different conditions.
So, what does the latest property market data tell us about East Kent as we approach the end of the year?
The East Kent Property Market – November at a Glance
October’s national property figures highlight the importance of understanding the difference between asking prices and the prices homes actually achieve.
According to Rightmove’s October House Price Index, the average asking price of a newly marketed property across Great Britain increased by 1% to £371,015. However, asking prices remained 0.1% below their level a year earlier.
In the South East, the average new asking price reached £475,582, an increase of 0.9% during October but 0.9% below the previous year’s figure. Rightmove
Completed-sale figures tell a slightly different story.
The latest UK House Price Index from HM Land Registry and the Office for National Statistics, published on 21 October and covering transactions to August 2026, recorded an average property price of £380,000 across the South East, representing an annual fall of approximately 0.8%.
These figures measure different things: Rightmove tracks asking prices when properties are first marketed, while the official House Price Index is based on completed transactions. They should not be compared as though they represent the asking and achieved prices of the same properties. GOV.UK
Buyers Have More Choice
One of the most significant developments is the amount of property available.
Zoopla’s October report confirms that 7% more homes are available for sale nationally compared with the same period last year. Meanwhile, the number of sales being agreed is approximately 7% lower.
This doesn’t mean that buyers have disappeared. Rather, higher borrowing costs and increased choice are allowing purchasers to be more selective about the properties they view and the offers they make.
Zoopla reports that homes finding a buyer are taking an average of 44 days nationally, although Rightmove’s regional data indicates a longer average of approximately 74 days in the South East. The two measures use different datasets and methodologies, but both reinforce the importance of presenting and pricing a property correctly. Zoopla
For East Kent homeowners, this means properties can still sell successfully, but standing out from competing homes has become increasingly important.
Thanet Property Market – Ramsgate, Broadstairs and Margate
The latest official figures put the average property price across Thanet at approximately £269,000 in August 2026, around 0.8% below the previous year.
However, the differences between Ramsgate, Broadstairs and Margate remain considerable. Office for National Statistics
Ramsgate
Ramsgate continues to offer a broad selection of properties, from traditional terraced houses and period apartments to larger family homes.
Rightmove’s completed-sale records show an average price of approximately £275,560 over the last 12 months, with terraced properties averaging £258,073.
The Royal Harbour, West Cliff and surrounding residential neighbourhoods offer different styles of accommodation, making it important to look closely at comparable properties rather than relying on a town-wide average.
Broadstairs
Broadstairs remains one of Thanet’s higher-value markets, with an average completed sale price of approximately £405,175 over the last year.
Detached properties averaged around £547,716, reflecting the different property mix compared with neighbouring Ramsgate.
Homes within walking distance of Viking Bay, the town centre and the railway station can have quite different selling points from larger properties in the surrounding residential areas.
Margate
Margate’s average completed sale price was approximately £299,638 over the last year, with terraced homes averaging £290,126.
From period properties around the Old Town and Cliftonville to family homes in Palm Bay and Westbrook, the market offers a wide range of choices.
Across Thanet, including Birchington, Westgate-on-Sea, Minster, Monkton and St Nicholas-at-Wade, property type, condition, parking and proximity to amenities can all influence value considerably. Rightmove
Our view: In a market offering buyers greater choice, sellers benefit from understanding exactly where their property sits within the local market. A well-presented family house in Ramsgate may appeal to a very different purchaser from a character property overlooking the coast in Broadstairs.
Canterbury Property Market – City and Surrounding Villages
Canterbury remains one of East Kent’s most varied property markets, combining city-centre apartments, period homes, established family neighbourhoods and attractive surrounding villages.
According to the latest official UK House Price Index, the average property price across the Canterbury district was approximately £336,000 in August 2026, around 0.3% lower than a year earlier.
The figures also highlight the range of property values within the district, with detached homes averaging approximately £533,000, compared with £303,000 for terraced properties and £183,000 for flats and maisonettes. Office for National Statistics
Canterbury’s historic centre, educational establishments and transport connections all contribute to its appeal, although buyers looking for different lifestyles will often explore the surrounding villages.
Areas including Bridge, Wingham, Ash, Aylesham, Chartham, Littlebourne, Preston and Sturry offer alternatives to city living, from newer family developments to traditional village properties and countryside homes.
For sellers, comparing a property with genuinely similar homes is particularly important. The market for a modern house on a residential development is not necessarily the same as that for a detached period property in a rural village.
The rental market also remains noteworthy. The ONS recorded an average monthly private rent of £1,288 across Canterbury district in September, an increase of 5.8% over the year. Office for National Statistics
Whitstable Property Market – Coastal Living Remains Distinctive
Whitstable continues to occupy a different price bracket from many neighbouring East Kent coastal towns.
Rightmove’s completed-sale records indicate an average property price of approximately £440,424 over the last year.
Detached homes averaged around £574,312, while terraced properties achieved an average of approximately £398,229.
The overall rolling average was around 3% below the preceding year, although this does not mean every property has experienced the same change in value. Rightmove
Whitstable’s appeal extends from the harbour and historic town centre to residential neighbourhoods and surrounding areas, including Tankerton, Seasalter, Chestfield and nearby villages.
For some buyers, walking distance to the seafront and town centre will be a priority. Others may place greater importance on parking, gardens, modern accommodation or convenient transport links.
These distinctions can produce significant differences in achieved prices, even between homes with similar bedroom numbers.
As we move towards winter, realistic pricing and attractive property photography remain particularly important, ensuring homes capture attention when buyers first begin their search.
Herne Bay Property Market – A Broad Range of Homes and Price Points
Just along the coast, Herne Bay presents a somewhat different market.
Completed sales over the last year averaged approximately £343,029, according to Rightmove, with detached properties averaging £433,927 and semi-detached homes approximately £327,765.
The overall rolling average was around 3% below the preceding year. Rightmove
For buyers considering both Whitstable and Herne Bay, the difference in average property values may create opportunities to explore different sizes and styles of accommodation within their budget.
Herne Bay’s market includes traditional seaside properties, bungalows, family homes and modern developments, while nearby Herne, Broomfield, Greenhill and the surrounding villages provide further alternatives.
As elsewhere across East Kent, buyers are likely to compare accommodation, condition and location carefully.
For sellers, accurately highlighting a property’s individual advantages can make an important difference.
Deal, Walmer and Surrounding Villages
Deal continues to offer a distinctive combination of traditional coastal properties, character homes, family housing and attractive surrounding villages.
The latest completed-sale figures from Rightmove show an average property price of approximately £333,382 over the last year.
Terraced properties averaged around £312,042, while semi-detached homes achieved approximately £321,285.
The overall rolling average was around 7% lower than the previous year. However, averages can be influenced by the number and type of properties completing during each period, particularly in markets containing a wide range of property values. Rightmove
Deal’s town-centre conservation areas, historic streets and seafront offer a very different market from larger family properties towards Walmer and Kingsdown.
The surrounding areas of Ripple, Worth, Eastry, Ash and Sandwich also offer a variety of village and countryside properties.
An important consideration for sellers is understanding the likely buyer for their particular property.
A traditional cottage close to Deal’s seafront may appeal to purchasers seeking character and location, while a modern family home further inland may attract buyers placing greater importance on space, parking and practical accommodation.
Our view: With buyers carefully considering value for money, sellers should be realistic about both their asking price and the features that distinguish their property from competing homes.
Dover Property Market – Opportunities Across Town and Countryside
Dover remains one of East Kent’s more accessible property markets, particularly for buyers looking for traditional family homes.
Rightmove’s rolling completed-sale figures show an average of approximately £251,651 in Dover town, with terraced properties averaging £211,458 and semi-detached homes approximately £287,196.
Across the wider Dover district, the official UK House Price Index recorded an average property value of approximately £283,000 in August 2026, around 0.4% higher than the previous year. Rightmove
The difference between the town and district figures highlights the importance of geography when examining local market data.
Beyond Dover itself, areas such as St Margaret’s-at-Cliffe, Shepherdswell, Eythorne and the surrounding villages provide a range of properties and lifestyles.
For buyers, Dover can provide opportunities to consider larger accommodation or a different property type compared with some of East Kent’s higher-priced coastal towns.
For sellers, the key is ensuring that the asking price reflects genuine comparable evidence and the condition of the property.
Folkestone, Hythe and Surrounding Villages
Folkestone’s property market continues to provide an interesting mix of coastal apartments, period properties, family homes and newer residential developments.
According to Rightmove, the average completed sale price over the last year was approximately £314,521.
Terraced properties averaged £289,534, while flats achieved approximately £198,632.
The overall rolling average was around 7% below the previous year. Rightmove
Across the wider Folkestone and Hythe district, the official UK House Price Index recorded an average price of approximately £302,000 in August 2026, around 0.7% lower annually.
The rental market presents a different picture, with average private rents rising by approximately 10% over the year to September 2026, reaching £1,189 per month. Office for National Statistics
Folkestone’s property market is particularly varied, from the town centre and harbour area to the more established residential neighbourhoods.
Nearby Hythe, Saltwood, Hawkinge, Capel-le-Ferne and Elham offer further alternatives, each with different housing styles, amenities and price expectations.
The contrast between relatively subdued house-price growth and stronger rental increases is also worth watching, particularly for landlords and investors assessing their longer-term plans.
Mortgage Rates – What Buyers and Sellers Need to Know
Mortgage affordability remains one of the biggest influences on the property market as we enter November.
At its September meeting, the Bank of England maintained the base rate at 3.75%, with the next monetary policy announcement scheduled for 5 November 2026.
However, fixed mortgage rates have continued to rise despite Bank Rate remaining unchanged.
Rightmove’s October House Price Index reported an average two-year fixed mortgage rate of 5.55%, up from 5.29% in September. Bank of England
For buyers, this can have a significant impact on monthly mortgage repayments and therefore the amount they feel comfortable borrowing.
It also means some purchasers may reassess their budgets or focus more closely on properties offering good value.
For sellers, understanding these affordability pressures is important when deciding how to position a property in the market.
Mortgage rates vary depending on deposit, loan-to-value ratio, circumstances and product choice, so buyers should seek advice based on their individual requirements.
Is November a Good Time to Sell Your Property?
Although spring and early autumn are traditionally associated with increased property activity, there are still reasons to consider marketing a property during November.
Many buyers continue searching throughout the year, particularly those whose moves are influenced by employment, family circumstances or an existing property sale.
Importantly, the latest national research suggests that properties can still find buyers within reasonable timescales when they are correctly positioned.
Zoopla’s October report highlights the importance of asking-price accuracy, finding that properties marketed below their estimated value during April to June 2026 were considerably more likely to secure a buyer within 90 days than properties advertised substantially above their estimated value.
It also found that subsequent price reductions did not necessarily result in an immediate sale. Zoopla
This reinforces something that remains relevant regardless of the season: the initial asking price is one of the most important decisions a seller makes.
For homeowners considering moving, November can also provide an opportunity to prepare for the new year.
Obtaining an accurate valuation, arranging professional photography, addressing minor maintenance and understanding the local competition can all help create a stronger position when the time comes to market.
Our East Kent Property Market Outlook for November 2026
As we approach the end of the year, we expect the East Kent property market to remain active, although affordability and greater buyer choice are likely to continue influencing decisions.
The latest figures suggest that while asking prices have increased slightly during the autumn, completed-sale values across much of the South East have remained relatively subdued.
However, this is far from a uniform market.
From period properties in Canterbury and village homes around Ash and Wingham to coastal apartments in Margate, family houses in Herne Bay and character cottages in Deal, each area and property type has its own considerations.
For sellers, the emphasis should be on accurate valuations, strong presentation and effective marketing.
For buyers, the increased choice of available properties provides an opportunity to compare homes carefully and make informed decisions without necessarily feeling under pressure to act immediately.
With another Bank of England interest-rate announcement due shortly, mortgage affordability will remain an important factor to watch throughout November.
Ultimately, successful property transactions depend on understanding the local market rather than relying solely on national headlines.
